X-Leisure, Boldon

Leisure & Hospitality Architecture Project

Located at Boldon Leisure Centre, X-Leisure Boldon is a leisure and hospitality architecture project by Scurr Architects. Working closely with X-Leisure, we developed proposals for two new restaurant shell buildings alongside wider site and parking improvements, helping unlock more value from the leisure destination.

Restaurant Shell Architecture and Site Design

We developed the architectural style and form of the new restaurant units by taking reference from the existing cinema building, helping the proposals sit more naturally within the main frontage of the leisure site. The two restaurant buildings were designed as handed versions of the same concept, creating a consistent architectural approach across the development. This was a challenging project as the available development areas for the restaurants were constrained by the cinema main entrance, building fire escapes, and existing pedestrian and vehicular routes around the site.

The curved roof forms added a further layer of technical challenge, requiring close collaboration with the wider project team to achieve the final result.

Tenant Coordination and Operational Delivery

The first restaurant shell building was delivered with the tenant operator, Nando’s, already in place, which meant the building details, layouts and services had to be carefully coordinated and agreed with their design team. At the same time, the wider redevelopment of the car park had to be phased so that access routes, delivery routes and minimum parking levels remained operational throughout the works. The completed project increased the overall site parking capacity by 20 spaces while supporting the wider redevelopment of the leisure destination.The car park was redeveloped over several phases, during which the remaining vehicular access routes, delivery routes and minimum parking levels had to remain operational.
